ESG Verification Isn’t Optional Anymore

Institutional infrastructure capital doesn’t move on good intentions — it moves on verifiable ESG performance. We build that verification into the masterplan from day one, rather than retrofitting sustainability claims after the fact, so the numbers you present to investors are backed by design, not marketing.

Your Facility Heats the Neighbourhood, Not Just Itself

Data centres reject enormous volumes of low-grade heat as a byproduct of cooling — heat that is conventionally vented and wasted to the atmosphere. We design high-efficiency liquid heat exchangers and boundary pipework specifically to export that thermal energy directly into municipal district heating schemes and regional off-takers.

By elevating liquid loop return temperatures (30°C–40°C) with industrial water-source heat pumps (COP 4.2), facilities deliver 60°C hot water directly into municipal heat networks, converting a cooling burden into community infrastructure value and long-term indexed revenue.

Built Toward BREEAM Outstanding

BREEAM Outstanding is the highest tier of the UK’s leading sustainability rating for buildings — reserved for projects that go well beyond baseline compliance. We target this standard using low-embodied-carbon structural materials (materials that generate less carbon during manufacture, not just during operation) and circular lifecycle specifications, meaning components are designed to be reused or recycled at end of life rather than landfilled.

Storage That Backs the Grid, Not Just the Site

We’re exploring Battery Energy Storage System (BESS) capability sized for up to 3 hours of continuous run time, scaling to as much as 200MWh of stored capacity.

At that scale, BESS isn’t just backup — it’s a resource the grid can call on for frequency response (helping stabilise national supply) and peak shaving (drawing less from the grid when demand, and prices, are highest), paired with co-located rooftop solar PV.

Meeting the Planning Bar, By Design

UK planning now requires developments to deliver a measurable uplift in biodiversity, not just avoid harm. We target this Biodiversity Net Gain (BNG) requirement as a core design input from the masterplanning stage, so the planning case is built in rather than added retroactively.

ESG Benchmarks

The masterplanning framework embeds quantitative environmental metrics directly into site origination and technical envelopes:

Institutional Verification Standard: Every benchmark above is linked to statutory planning determinations, accredited building rating bodies, or contractual heat purchase agreements (HPAs) — providing institutional capital with audit-ready ESG performance from initial land acquisition.
