UK Data Development is an institutional land origination and infrastructure de-risking advisory. We identify, assemble, and de-risk strategic land opportunities positioned directly adjacent to UK 11kV, 33kV and 132kV primary substation infrastructure.

Our primary mandate is bridging the structural power deficit in the UK digital infrastructure market by providing cloud hyperscalers, wholesale data centre operators, and institutional infrastructure funds with shovel-ready, Ready-to-Build (RTB) land assets that eliminate speculative grid connection and statutory planning delays.

  • Strategic Land Origination & Option Agreements: Identifying unencumbered freehold parcels within 1km of high-capacity primary substations and structuring institutional option agreements and promotion agreements directly with landowners.
  • Distribution Network Due Diligence: Rigorous point-of-connection analysis across regional DNO 11kV, 33kV and 132kV networks, validating substation transformer headroom, reverse power flow capacity, and sub-1km dedicated cable route corridors.
  • Statutory Planning & Consents: Aligning site proposals with updated National Planning Policy Framework (NPPF) Critical National Infrastructure (CNI) status, negotiating Planning Performance Agreements (PPAs), and structuring Section 106 obligations with Local Planning Authorities.
  • Water Abstraction & Environmental Licensing: Hydrogeological investigations and Environment Agency non-potable borehole licensing to support low-WUE direct liquid cooling architectures without municipal potable water reliance.
  • District Energy & Municipal Heat Offtake: Designing site masterplans with boundary heat-export interfaces to regional municipal district heating networks, alongside co-located solar PV and Battery Energy Storage Systems (BESS).

We work exclusively with institutional counterparties, sovereign infrastructure investors, and certified hyperscale operators. We offer flexible commercial delivery mechanisms tailored to partner requirements, including direct freehold acquisitions, long-term option exercises, and clean Special Purpose Vehicle (SPV) corporate transfers.

All technical diligence dossiers—including single-line electrical diagrams, DNO connection assessments, topographical surveys, and GIS boundary layers—are made available exclusively under bilateral non-disclosure agreements.
